Area enquiries

Middlesbrough and Teesside rendering enquiries

This review site is focused on Middlesbrough. Coverage of the surrounding Teesside towns has not been confirmed, and nothing here promises that a particular address or job can be taken on. What follows explains what information makes an enquiry useful and why the council area matters.

Describe the wall and the job

Say which walls are involved and what you think is needed: a repair, a colour change, a re-render, pebbledash removal or insulation. Photographs from the ground of each whole wall help, along with close-ups of cracks, hollow areas and the base of the wall. Mention the age of the house if you know it, and any previous work.

Check which council covers the address

Planning rules follow the council, not the postcode. Middlesbrough Council covers the town, maps eight conservation areas and has an Article 4 direction in Linthorpe that includes controls over exterior painting. Saltburn and Guisborough are in Redcar and Cleveland, whose Article 4 direction for Saltburn Conservation Area covers exterior painting on every building there. Other TS addresses may fall under other neighbouring councils, so check before planning a change of finish or colour.

Practical details

Mention how the walls are reached, whether access is shared, and whether the house will be occupied during the work. If new windows, gutters or an extension are planned, say so, because they change the order in which the work is done.

  1. Give the full address and postcode.

  2. Say which walls are involved and what you think they need.

  3. Add ground-level photographs of each wall and its details.

  4. Note access, shared routes and any known planning controls.

Listed-building entries

Middlesbrough built-up area

NHLE release 27 October 2026; December 2022 ONS boundary. Counts designation entries, not houses. A listing point does not define the legal extent of a listed property.

These records describe the area. A rendering survey still needs to establish the masonry, existing coatings and condition of your own walls. For a listed property or an address in a conservation area, check the proposed work with the responsible planning authority.

Eight council conservation areas

Middlesbrough Council maps eight conservation areas, including Acklam Hall and Marton and The Grove. Its guidance explains that acceptable changes can differ between designated areas.

Linthorpe Article 4 direction

The Linthorpe Article 4 direction covers specified properties and includes controls over exterior painting. Check the council’s address list before planning a colour or façade change.

The Historic Quarter

The Historic Quarter includes parts of the town centre, Middlehaven and the railway-station area. A commercial façade enquiry there should check the relevant heritage context before choosing a replacement finish.
